UNITED ARAB EMIRATES BUSINESS OWNERSHIPHow it works

ORDENNE PERSPECTIVES

Business ownership or property? Compare the work behind the return.

Business ownership deserves a place in the comparison, but the higher headline number is only the beginning.

Our view: compare control as well as income.

An owner can influence a business through pricing, product mix, staffing and customer relationships. That can make business ownership attractive to a buyer with relevant operating skills. It also makes the investment dependent on execution. Property offers a different set of levers: tenant selection, maintenance, lease management and the asset itself. Neither set of levers guarantees an outcome.

Put both investments on the same basis.

Compare annual cash after operating costs, necessary reinvestment, tax and the cost of replacing your own work. Divide that by the full initial capital commitment, including entry costs and working capital. Keep debt out of both cases for the initial comparison, then model financing separately. A gross rental yield and an EBITDA multiple are not comparable cash returns.

An arithmetic example, not a market forecast.

Assume each option requires AED 2 million of total capital. If the business produces AED 240,000 of annual cash after all the defined deductions, its cash yield is 12%. If the property produces AED 120,000 on the same basis, its cash yield is 6%. These invented assumptions explain the method; they are not UAE market averages or available opportunities. Reverse the cash-flow inputs and the ranking reverses.

Price the differences that a percentage hides.

Would the business survive the loss of its largest customer or the departure of its manager? Would the property remain attractive through vacancy, major repairs or a difficult sale? Both may be illiquid. The business buyer should also price the hours, skills and contingency capital needed to keep operating. A yield premium can be compensation for risk and work rather than free excess return.

The decision is about fit, not allegiance.

A business can be a compelling use of capital when the buyer understands the operations, can support a transition and has evidence for the cash flow. That does not require selling every property investment. Consider concentration, personal liquidity needs and what happens if either investment disappoints. Use the comparison calculator to expose the assumptions rather than declare a universal winner.

Sources and scope

Sources support the referenced concepts or tools. Numerical examples and editorial judgments are ORDENNE’s own; they are not source estimates or UAE market-return benchmarks.

Make the assumptions visible.

Use your own numbers. The calculator assumes constant annual cash flow, no debt and no change in cash flow; it does not measure suitability or guarantee a result.

Compare your investment assumptions

Both business ownership and property can lose capital. Consider liquidity, concentration, operating responsibilities and independent advice for your circumstances.
