Business exit value: separate operating cash and sale proceeds

A practical UAE business buying and selling guide to business exit value, with clear calculations and 40 sector examples.

A clear answer

An acquisition outcome depends on operating cash, additional capital and exit proceeds. A simple scenario is useful, but it is not a forecast or a discounted valuation.

Simple total ROI = (operating cash received + net exit proceeds − total invested capital) ÷ total invested capital.

For buyers

Use more than one exit assumption. A multi-year total ROI is different from an annual return, and neither is a discounted internal rate of return.

For sellers

Support current value with current evidence. Treat any future resale illustration as a scenario rather than a commitment to a later price.

Build the evidence

  1. Use net proceeds after selling costs
  2. Include additional capital if needed
  3. Separate annual yield from total ROI

Choose your sector example

Each example below demonstrates this method for a different operating model. All amounts and rates are hypothetical teaching inputs, not actual listings, UAE market averages or sector benchmarks. The figures do not establish an expected investment return. Use the actual interest offered and the financial definitions supplied for that transaction.
